Many homeowners are under the unfortuate misconception that concrete cracks in a foundation are typical or normal. However cracks in concrete, should not be ignored. Foundation cracks can be a symptom of a much more serious foundation problem.

As a Homeowner you can best identify concrete cracks in your basement or crawl space, either on the foundation wall or floor. You may also see cracks on the garage floor, patio or in-ground pool. These cracks, typically due to drying shrinkage, thermal movement or other causes. Concrete walls may experience small cracks as they cure. These are normal and may be no cause for alarm. However more often than not, a foundation crack will widen over time and result in water leakage or possibly the loss of structural integrity. Foundation and slab cracks are not only an eyesore, but they may hinder the value of the home.
Curing Concrete

As concrete cures, it is common for small cracks to appear in foundation walls. These cracks are very common, and they're not a sign of a major foundation problem.
Shrinkage cracks tend to be very small "hairline" cracks that are usually 1/16" wide or less. They generally occur near the center of a span and maintain a consistent width for the length of the crack.
A Word Of Warning: Be careful not to assume that a crack in your foundation is merely a shrinkage crack! If you see cracks in your foundation walls, monitor them regularly. If the cracks widen enough that you can fit a dime in them, or one end of the crack grows wider than the other, you should consult a foundation contractor right away.

How to Fix A Foundation Crack:

Foundation wall cracks have several different causes, and each has its own unique solution.
In some cases, we would need to install an additional metal plate, which will go across the crack, from one edge to another, to make sure that the crack will not widen over time.
Luckily, there is an easy way to permanently repair such cracks without the need for costly and disruptive excavation or drain tile. Poured foundation cracks may be repaired by using low-pressure injection of an epoxy or polyurethane foam material.
